Re-Energizing a Boston Legacy

776 Summer will turn the grand and storied space of the former Boston Edison power plant into a vibrant community destination.

A Welcoming Waterfront District

Meet Boston’s next hub for ideas, discovery, and people. Centered around the reimagination of the former Boston Edison power plant, the historic waterfront site will be transformed into a dynamic mixed-use ecosystem. 776 Summer will usher in a new era of community-forward and climate-resilient development with the addition of approximately 5.7 acres of new public open space, including waterfront connectivity. The 15.2-acre project will also add new civic, retail, commercial, and residential opportunities around a network of bike paths and pedestrian walkways.

Great Spaces Create Vibrant Communities

776 Summer is an extraordinary opportunity to open up a previously inaccessible portion of the South Boston waterfront. Through new commerce, civic and open green space, along with critical infrastructure improvements to the surrounding vicinity, 776 Summer will reinvigorate a forgotten neighborhood district for the community.

An Evolution in the Works

Through a holistic approach to development that prioritizes economic, community and environmental sustainability, Hilco Redevelopment Partners (HRP) is leading the historic redevelopment project, creating both construction and permanent jobs and transforming a forgotten industrial relic into an economic engine and community hub for South Boston.

Revitalizing A Piece of South Boston History

Situated on the Reserved Channel of the Boston Harbor waterfront, 776 Summer will link Boston’s Seaport district, a burgeoning life sciences and technology cluster, and South Boston, a vibrant residential neighborhood. The spirit of innovation will live on through the reimagination of Boston Edison’s four magnificent turbine halls. Forming the community center of the new waterfront district, this storied space will continue to generate another century’s worth of innovation.

"We plan to honor the legacy of the former Boston Edison Power Plant, while creating a one-of-a-kind mixed-use ecosystem of innovation and neighborhood activation. Anchored by the adaptive reuse of the magnificent century-old turbine halls, 776 Summer will offer the community direct access to the waterfront as well as new open spaces and gathering places to connect with friends and neighbors."
